Production Homes
Most homebuyers considering a new construction today are looking for what is referred to as a production home. Also known as a tract or spec home, a production home is typically built within or next to an established neighborhood. These type of homes are from the builders who create neighborhoods of typically 100-200 homes in a short period of time. They own the land and are typically selling 4-8 model types at a time.
Different Builders Offer Different Options
Depending on the builder, a newly constructed home can have wildly different options available. Some offer a nicely upgraded home with most of their options included, allowing you to only minor changes, like flooring. While other builders will specialize in giving you more control with a “semi-custom” feel. They will start with a more basic home but allow you to choose whatever you want to make the home more uniquely your own. Either way, the earlier you are in the building process, the more options you will have.

If You Can Dream It They Can Build It
Custom homes are built on an individual plot of land (either owned by you or the home builder) for which a unique set of plans will be used. You will higher an architect who will fuse your dreams and budget into a reality. Nothing is quite like building your dream home from scratch.
Semi custom homes offer unique designs and are similar to custom homes, but the builder already has a floor plan (or a few to choose from) and depending on where they are in the process you may have the option of what finishes will be in the home. Many of these type of homes are being built in already established neighborhoods that just happened to have a homesite available.
This type of construction is typically more costly, time consuming, and difficult than buying a production home.
Custom home building can offer you total control. From where the homesite will be located to the look and feel of you home but it is not for everyone. You have to be ready for a much slower and complex buying process unless the home is already under construction (but that would limit your design input dramatically.)
For buyers who have done the research, found the right homesite and saved up the necessary funds to complete their dream home, this will be their only choice. Luckily the High Desert has a huge amount of these type of builders.

Having a home loan in place will allow you to know how much you will qualify for, prior to visiting a new home community, is key to the homebuying process. If you are already approved for a home loan, you likely have all we need to start visiting new sites. Use the VA Benefits You Earned! For those who qualify, the VA loan program can be the best loan option. Backed by the U.S. Department of Veterans Affairs, VA loans are designed to help active-duty military personnel, veterans and some others become homeowners at an affordable cost. Conventional mortgages (typically the interest rates you hear about on TV/radio) are the most common type of home loan financing. These types of home loans do not have any kind of government backing, like an FHA loan or VA loan, so they typically have more stringent credit requirements and financial standards.
Homebuyers with excellent credit and solid assets can often tap into the best interest rates and terms of a conventional loan. I suggest looking very closely at this loan when putting down a minimum of 20% of the purchase price. Anything less down, should your require careful consideration.

Using an energy efficient mortgage means living comfortable with more predictable energy costs. When buying a home, you can increase your comfort and savings by using an Energy Improvement Mortgage (EIM). Sometimes also referred to as an EEM, it is easy to use, federally recognized, and can be applied to most home mortgages, including FHA, VA and Conventional financing.
